1. Get pre-approved for a loan or ask your bank for a proof of funds letter. You may contact a mortgage broker or your financial institution to start the process. You will need a pre-approval letter to let sellers know that you are serious about buying their home and have the financial capability to do so. In the "sellers market" currently occurring in the Boise area right now, it is more important than ever to have everything ready before you go out and search for a home.
